The Fine Print:
- Only the guests noted in the booking are allowed on the premises after 10pm. A $30 charge will be added for each additional guest per night up to the maximum house capacity of 10 persons (of any age). Should guests exceed that capacity, ALL GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY with no refund. Guests with pending reservations may amend the number in their party up to 24 hours prior to check-in with no charge, not to exceed 12 guests.
- No shoes within the house to maintain health and cleanliness.
- Pets are limited to those pre-approved at time of booking. Additional pets in excess of those pre-approved at booking are subject to an additional charge of $100 per animal. Pets are limited to dogs only. Pets are not allowed on any furniture at any time. Wet pets are not permitted in the house at any time. Any damage caused by pets will be billed to the guests at actual cost.
- Pets must be on-leash when off property premises. Guests assume all liability for damage or injury caused by their pets to other persons, property, or animals. Guests are responsible for cleaning up after their pets and ensure that pet waste is not left on property grounds to allow for clean and sanitary enjoyment of the premises by all.
- Please keep noise to a minimum after 10pm. Be advised that sound, including conversations, travels over water very clearly.
- There shall not be smoking inside the home or within 20 feet of any open door or window. Extra cleaning fees of $500 to remove odor and stains may be applied.
- Make yourself at home, but please replace furniture to original configurations if altered during your stay.
- If you would like to host an event (i.e. small wedding, graduation, not party), please speak with us about it first. Such special requests may be considered on an individual basis.
- Absolutely no parties are allowed! If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY with no refund.
- If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY with no refund.
- Guests are responsible to ensure reasonable supervision of children and pets, and adherence to all safety rules and precautions with respect to all facilities and equipment, to include the house, decks, dock, hot tub, and lake area. Guests must sign and return RELEASE & WAIVER OF LIABILITY AND INDEMNITY AGREEMENT within 48 hours of booking.
- Please refrain from eating or drinking on any beds and/or daybeds. Pillow and mattress protectors are utilized, however damage to duvet inserts and/or quilts is subject to fees up to $100 per item.
- Guests must notify the Owner or Property Manager of any accidental damage or disputes or complaints from neighbors as soon as reasonably practicable.
- Deer, rabbits, racoon, beavers, coyotes, and bears are natural to the area. For the safety of the animals and residents/visitors, we ask that all guests respect nature that you Do Not feed wildlife. Likewise, please ensure that waste and garbage is properly secured or disposed of per guidance provided.
- Guests may not use House Wifi connectivity to conduct any illegal activities of any sort at any time. Guests are also responsible to ensure that no member of his/her party or visitors misuse that internet connectivity or conduct any illegal activities, nor conduct activities in a manner contrary to the guest’s moral/ethical values and guidelines regardless of legality of that activity.
- Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement. The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
