Do you have any special cleaning procedures in place to guard against transmission of COVID-19?

We at Smoky Mountain Lakeside take the health, safety, and comfort of our guests extremely seriously. Since the onset of the COVID-19 pandemic, we have re-evaluated and updated our cleaning procedures and practices to ensure compliance with CDC recommendations and guidelines. We have implemented an extra rigorous cleaning process that includes, beyond standard cleaning, disinfecting all frequently touched surfaces to include light switches, drawer pulls, door handles, doors and cabinets, remote controls, and hard surfaces such as chair backs. All kitchen and bathroom fixtures and hard surfaces are cleaned and disinfected, as are all hard surfaces in bedroom and living areas. We have switched bedding to duvets and duvet covers to ensure that ALL linens are fully fresh for each guest’s stay, and all towels and linens are washed in hot water to fully disinfect. Finally, all soft surfaces such as throw pillows, rugs, couches, etc are sprayed with a disinfectant.

What is provided at Fort Sunsets?

All linens, bath towels, wash cloths, dish towels, & dish cloths. All cooking and eating utensils (pots, pans, baking sheets, skillets), microwave, coffee pot, toaster, blender or mixer. We do ask that you bring beach towels to use at the lake and not take the house towels to the lake. For more details, sneak a peek at our Provided Conveniences by clicking here.

So, what will we need to bring with us?

Get ready for a super stress-free vacation! Other than your toothbrush and swim suits or snow suits, there is little that you will need that Fort Sunsets is lacking. For your planning convenience, we are happy to provide a suggested starter shopping list.

Is firewood provided for the fire pit?

Yes, there is plenty of firewood under the car port. Often the lake itself will offer up firewood and kindling. A day or two drying in the sun will make it perfect for the firepit.

Are lifejackets provided? What about fishing gear?

Yes, we have four life jackets available. If you have small children or require non-standard sizes, we encourage you to bring additional life jackets with you. All children and non-swimmers are required to wear a life vest in and around the water. Due to the personal preference of most anglers regarding gear and the variable nature of target fish with seasonal changes, we encourage you to bring your own fishing gear as this is not provided at Fort Sunsets.

We have an infant. Do we need to bring all the baby gear?

We have a pack ‘n play available, however linens and baby blankets are no provided. The pack ‘n play is new as of 2020; guests assume all risk and liability for proper use. We do not have any other baby gear.

Do you have WIFI?

Fort Sunsets does offer wifi via a MyFi cellular hotspot device. Although the mountains and valleys are breathtaking, they do block satellite signals from reaching the house. Likewise, the remote, private nature of our location has thus far precluded cable internet connectivity, as well. While we wait for service providers to bring better internet options, and hope to get that in the near future, we provide internet connectivity via cellular data. If you tend to stream music or videos a lot, or if you spend a lot of time gaming or teleworking, we recommend that you bring your own mobile hotspot to maintain high speed service. Otherwise, the wifi available is just great for checking emails and light web browsing. But hey, you’re at the Lake; it’s the perfect place to unplug and unwind…pretend it’s 1995!!!

Are there boat rentals on the lake or can we bring our own boat?

Yes! Indeed, there are a number of you companies that rent boats and jet skis. There are also a number of marinas located on the lake where, in addition to renting toys, you can also launch your own boats and other watercraft. We are happy to provide suggestions on request.

Does Fort Sunset have a private dock?

Yes, and the dock floats from April to October.  Two jet ski ports and a kayak/canoe port are conveniently part of the dock. You can view water levels at http://www.douglaslake.info/Level/. The dock floats at 975 feet.

We have a larger group traveling in separate vehicles and we are bringing our own boat. What is the parking situation?

This house features a covered car port that fits either two cars or a pickup with a small trailer. The driveway will accommodate another two vehicles. Although the storage barn is not available to guests, boat/jet ski trailers may be parked in front of the barn.

Can you fish in this lake and is a license required?

Yes, there is some great fishing on Douglas Lake. There are several species of fish, with the seasons largely influencing the most prevalent species at any given time. I heard that they drain the lake for a lot of the year. What’s up with that?

Douglas Lake is part of the Tennessee Valley Authority’s water control system. TVA controls the lake levels for flood control at lower levels of the dam system, and at the same time provides electricity for the area in an environmentally friendly manner. Thus, the water levels vary depending on the season, and to a lesser extent, on the demand for electricity.  Rain, or lack thereof, has a moderately significant impact on the water level, as well. Generally speaking, the water levels begin to rise in March until the lake reaches full pool in May. This level is held through the summer season and levels begin to drop again in late September, reaching the lowest pool level in November. Regardless, Fort Sunsets offers year-round water access and spectacular views and the dock usually floats April to October. Can I get groceries or pizza delivered?

Yup! You can get groceries via Instacart delivered from Publix or Food City. Grubhub will also deliver from a selection of local restaurants.

Where is Douglas Lake and how large is it?

Douglas Lake is located 12 miles North East of Sevierville, TN off of 411 North. It runs parallel south of I-40 east of Dandridge, TN. Douglas Lake is a 33K acre TVA reservoir and has over 550 miles of shoreline and offers excellent fishing, boating and swimming. This lake has been voted a top 5 crappie and top 10 bass fishing lake in the country. Even better, it is conveniently located just 15 minutes from Pigeon Forge (at its closest point), and about 40 minutes from Gatlinburg.

Where is Fort Sunsets located at in relation to Dollywood, Pigeon Forge and Gatlinburg?

The house is located in Dandridge and is approximately 30 to 40 minutes from Pigeon Forge using less trafficked back roads.  Gatlinburg is 45 minutes away using back roads if you use your GPS. 

Where is the closest airport?

The closest airport to the Smoky Mountains is located in Knoxville, Tennessee (TYS) which is about a 45 minute drive away.

Do you accept pets?

Yes, Fort Sunsets accepts DOGS ONLY. We do have a three-dog limit, but we do not discriminate by breed. We just ask that you please ensure full control of pets at all times. We have a large size wire dog kennel available for guests’ use, at their discretion and own risk. Due to the additional cleaning required after all fur-babies’ visits, an additional $100 non-refundable pet fee is assessed at booking. This fee is per stay, not per pup, so the one-time fee does cover up to three dogs. Additional information is available in our House Rules.

What are check in and out times?


Check in is at 4 pm and check out is at 10 am. On rare occasion, we may need to adjust these times to allow cleaning crews to fully and completely prepare the house for you. New and updated cleaning protocols to combat COVID-19 have increased the amount of time that cleaners spend on-site to disinfect and prepare the property. Therefore, we regret that we cannot accommodate early check-ins or late check-outs at this time.

What is the maximum number of guests I can have in my party?

This home sleeps up to 10 in amazingly comfortable beds (two kings, one queen, two twins). In addition, we have two full-size bean bag beds that, when not utilized as such, make super comfy bean bag seats to lounge in. The absolute maximum number of overnight guests allowed is 12, regardless of age.

Granpa goes through three packs of cigs a day. Is Fort Sunsets a smoking cabin?

NO, smoking is only permitted outside and away from any open doors or windows. Lucky for Granpa, we have great lounge seating in several locations around the property. We do ask, however, that the premises be kept clean of any smoking debris.

What is the payment structure for reservations?

While we have flexible booking and payment requirements, we do require a rental deposit to reserve. This can be by credit card by using our online reservation system, via PayPal, or CashApp. Additionally, we can accept a cashiers check if mailed overnight. We will hold your reservation for 24 hrs in such a case. 50% of your booking is due at the time of booking and the balance is due 30 days prior to your arrival. We are sensitive, however, that some guests plan a year or more out and prefer to pay in installments. Upon request, we can make custom payment arrangements should you wish to pay in three installments.

How much does it cost to rent this gorgeous house? What about discounts?

Fort Sunsets’ rates vary with the seasons. The high season generally runs from the week before Memorial Day through the week after Labor day. Major holidays generally run at high season rates. Other additional fees and charges that you might expect include but are not limited to sales and tourist taxes and cleaning charges, as well as a refundable security deposit. For stays of 7 or more nights, we offer a 10% discount off your total nightly rate.

I don’t wanna leave!!! Do you also offer longer term rentals?

Depending on the season, we can work out longer rentals on a case by case basis. Stays of 30 nights or more are eligible for a 15% discount off the total nightly rate. At this time, we regretfully do not offer traditional long-term leases.

What is your minimum night stay?

We have a 3 night minimum on most reservations during the off-season. May through September requires a 6 night minimum. Thanksgiving and Christmas through New Year’s also has a 6 night minimum. Off-season holidays have a 4 night minimum.

Why does payment and all paperwork have to be done in advance?

Fort Sunsets is set up so that we can allow you to check in yourself without wasting valuable vacation time coming to an office and going thru the process. After a reservation is made, we will send you a confirmation and rental agreement that you sign and send back to us along with house rules and liability release. A few days ahead of your scheduled arrival we will provide the address and directions to the house, and the morning of check-in we will give you the key code to the door so that you can go directly to house and get your vacay on!

Why can’t I find the address for Fort Sunsets anywhere?

Our policy is not to provide the exact address prior to the final days before a guest’s stay in order to protect the privacy and security of the preceding guests. We are more than happy to provide information on the general location of the house, as well as answer any and all questions you may have. We know you, too, will appreciate the measures we take to help safeguard your privacy and enjoyment of the property during your stay!

What is your cancellation policy?

Cancelations up to 60 days prior to arrival will be 100% refunded. Cancelations up to 30 days prior to arrival are refunded at 50% of the total booking charge. We regret that we cannot refund any cancelations made within the 30 days preceding arrival.

What if something comes up two weeks before our scheduled arrival and we can’t take our vacation as planned? Do we lose all our money?

With this policy in place, you have peace of mind knowing that if you need to cancel past the full refund cut-off time, due to sickness, inclement weather, job loss, and more, your investment will still be protected. What is the House Rental Age Requirements?

You must be 25 years old to rent Fort Sunsets. You may not rent the property on behalf of someone else under any circumstances.
